A whole-home renovation is the most complex project a homeowner can undertake — but with the right planning, it's also the most transformative. Having completed over 100 full-home renovations across San Diego County, we've developed this checklist to help you navigate the process with confidence.


Phase 1: Planning (Weeks 1–8)


- [ ] Define your goals — what's working? What isn't? What does your ideal home look like?

- [ ] Establish a realistic budget (include a 15–20% contingency)

- [ ] Research and interview at least 3 licensed San Diego contractors

- [ ] Verify contractor licenses at CSLB (Contractors State License Board)

- [ ] Consult with a real estate professional about renovation ROI in your neighborhood

- [ ] Hire an architect or designer if making structural changes

- [ ] Gather inspiration (Houzz, Pinterest, showroom visits to Pacific Sales or Ferguson's)


Phase 2: Design & Permitting (Weeks 6–16)


- [ ] Finalize all designs and material selections BEFORE construction starts

- [ ] Submit permits to the City of San Diego (or relevant municipality)

- [ ] Order long-lead items: custom cabinetry, specialty tiles, appliances

- [ ] Arrange temporary housing if the project makes the home unlivable

- [ ] Establish a communication plan with your contractor


Phase 3: Construction


- [ ] Pre-construction walk-through to document existing conditions

- [ ] Establish a site cleanliness and noise protocol with your contractor

- [ ] Review progress weekly and compare against schedule

- [ ] Document all change orders in writing before work proceeds

- [ ] Schedule inspections in advance — City of San Diego inspectors book out 1–2 weeks


Phase 4: Completion


- [ ] Punch list walk-through before final payment

- [ ] Verify all permits are closed and inspection cards signed

- [ ] Collect all manufacturer warranties and maintenance documentation

- [ ] Update your homeowner's insurance policy to reflect new values

- [ ] Keep all permit and plans documents — you'll need them at resale
